            Thank you to all who voted for Meridian Property Management in the Best of the Valley 2022. For the second straight year, Meridian was named one of the top five apartment rental companies in the Valley.

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Please see the below reminders for parking and garages as we head into winter. It is important that residents respect parking and garage guidelines.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;span&gt;&#xD;
      
           PARKING LOT ETIQUETTE
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Please be courteous and exercise safety while driving and parking in the parking lots. A maximum speed limit of 5 miles per hours must be observed.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Vehicles may be immediately towed for any of the following reasons:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           1)    Vehicle is parked on the lawn or sidewalk.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           2)    Vehicles parked in a reserved or restricted parking area.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           3)    Vehicles that are inoperative, abandoned, or have expired license tabs.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           4)    Vehicles that have been unmoved during a 48-hour period.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           5)    Non-vehicles, such as trailers, boats, campers, etc. may not be parked on the property.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           6)    Vehicles parked in front of dumpsters, recycling bins or fire hydrants.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           7)    Vehicles blocking another Resident’s garage or parking space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           8)    Vehicles parked alongside drives, roads (example: South Beach Way), and townhome units in Developments such as Westport Beach, Montgomery Homestead and Bishops Blvd.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           9)    Vehicles parked in any area that is not a parking space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           **If a Resident receives a tow sticker on their vehicle instead of an immediate tow, for one of these parking violations they have 24 hours to move their vehicle, or the vehicle will be towed at the Resident’s expense.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            If a garage is provided with your home, please park your vehicle in the garage to ensure ample parking for all Residents.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It is also prohibited to change oil or perform repairs on vehicles in the parking lot or garages.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Parking spaces and/or garages will be assigned at Management’s discretion. It is the Resident’s responsibility to have guests park on the street or avenue.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           **Residents and their guests may not park in front of their garages at any apartment complex. Townhome and twin home Residents may park 2 vehicles directly in front of their garage only with a 2 stall garage or 1 vehicle directly in front of their garage only with a 1 stall garage.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             ﻿
            &#xD;
        &lt;/span&gt;&#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;a href="null" target="_blank"&gt;&#xD;
      
           GARAGES
          &#xD;
    &lt;/a&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Residents are responsible to remove snow and ice 2 feet away from their assigned garage door (apartments) and walkways and driveways (townhomes/houses). Resident will be charged a fee if Management is contacted to open your garage door due to Resident’s negligence of not keeping the door clear of snow, ice, or any debris. This happens several times every winter. We would love to avoid this in the upcoming winter months.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Garages are not watertight and should not be used for storing belongings on the concrete floor. Keep all surfaces clean and replace light bulbs as needed. No grilling, smoking, barbequing, cooking or other heat source, including a portable heater are allowed in garages.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           For Residents that live in apartment buildings that feature underground parking, you may not use your assigned underground space for storage. Only vehicles, motorcycles, scooters, and bicycles can be in the space. We strongly encourage you to lock your bike up if it is parked in the underground parking. If you need extra storage, you may rent a separate garage or storage unit depending on availability.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           A concern we have been hearing a lot is regarding larger rent increases in the metro. In 2018-2020, it was pretty common to see little to no rent increase. In 2021-2022 we have seen much larger rent increases to cover the increases in staffing costs, subcontract costs, property taxes and inflation-related costs in general. As an owner, you aren't 100% protected against your mortgage/escrow payments going up. Property taxes and special assessments can increase your monthly mortgage/escrow sometimes more than a rent increase.

           Package theft has been a challenge for the past few years in the Fargo-Moorhead-West Fargo Metro. We work closely with the police departments to both prevent thefts and to provide valuable information if there is a theft.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Here are a few helpful pointers to prevent your package from being stolen:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Some delivery companies may allow you to schedule a delivery time. Try to schedule around a time when you know you will be home.
            &#xD;
        &lt;br/&gt;&#xD;
        
             
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Require the delivery service person to get your signature when leaving the item.
            &#xD;
        &lt;br/&gt;&#xD;
        
             
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Ship to your place of work. Check with your employer to ensure you can send packages to your place of employment. You may also consider having packages delivered to a friend/family member.
            &#xD;
        &lt;br/&gt;&#xD;
        
             
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Ship items to the rental office. Meridian will hold these and you will be able to call our office to arrange a time to pick up your packages. Please bring a photo ID.
            &#xD;
        &lt;br/&gt;&#xD;
        
             
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Use an access point; if you do not want to send a package to your home or business, you can send it to an access point and pick it up with ID. Access points are available for people ordering through Amazon, FedEx, and UPS.
            &#xD;
        &lt;br/&gt;&#xD;
        
             
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Keep a close watch on shipping notifications/ tracking #’s. There could be a delay in your package arriving, especially around the holidays.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Demand that delivery drivers use the ButterflyMX system. All delivery companies in town have information that allows them to enter the building during normal hours to make package delivery easier.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            If you do happen to become a victim of package theft, make sure to file a police report to ensure law enforcement can find the thieves responsible. After you make the police report, please contact Meridian so we are aware and can prepare to work with the police department.
