Important reminders for parking lots and garages

Please see the below reminders for parking and garages as we head into winter. It is important that residents respect parking and garage guidelines.


PARKING LOT ETIQUETTE

Please be courteous and exercise safety while driving and parking in the parking lots. A maximum speed limit of 5 miles per hours must be observed.


Vehicles may be immediately towed for any of the following reasons:

1)    Vehicle is parked on the lawn or sidewalk.

2)    Vehicles parked in a reserved or restricted parking area.

3)    Vehicles that are inoperative, abandoned, or have expired license tabs.

4)    Vehicles that have been unmoved during a 48-hour period.

5)    Non-vehicles, such as trailers, boats, campers, etc. may not be parked on the property.

6)    Vehicles parked in front of dumpsters, recycling bins or fire hydrants.

7)    Vehicles blocking another Resident’s garage or parking space.

8)    Vehicles parked alongside drives, roads (example: South Beach Way), and townhome units in Developments such as Westport Beach, Montgomery Homestead and Bishops Blvd.

9)    Vehicles parked in any area that is not a parking space.


**If a Resident receives a tow sticker on their vehicle instead of an immediate tow, for one of these parking violations they have 24 hours to move their vehicle, or the vehicle will be towed at the Resident’s expense.


If a garage is provided with your home, please park your vehicle in the garage to ensure ample parking for all Residents.


It is also prohibited to change oil or perform repairs on vehicles in the parking lot or garages.


Parking spaces and/or garages will be assigned at Management’s discretion. It is the Resident’s responsibility to have guests park on the street or avenue.


**Residents and their guests may not park in front of their garages at any apartment complex. Townhome and twin home Residents may park 2 vehicles directly in front of their garage only with a 2 stall garage or 1 vehicle directly in front of their garage only with a 1 stall garage.



GARAGES

Residents are responsible to remove snow and ice 2 feet away from their assigned garage door (apartments) and walkways and driveways (townhomes/houses). Resident will be charged a fee if Management is contacted to open your garage door due to Resident’s negligence of not keeping the door clear of snow, ice, or any debris. This happens several times every winter. We would love to avoid this in the upcoming winter months.


Garages are not watertight and should not be used for storing belongings on the concrete floor. Keep all surfaces clean and replace light bulbs as needed. No grilling, smoking, barbequing, cooking or other heat source, including a portable heater are allowed in garages.


For Residents that live in apartment buildings that feature underground parking, you may not use your assigned underground space for storage. Only vehicles, motorcycles, scooters, and bicycles can be in the space. We strongly encourage you to lock your bike up if it is parked in the underground parking. If you need extra storage, you may rent a separate garage or storage unit depending on availability.
